This project was designed from the outset as an iSPAN Composite TotalJoist solution, yet with the current shortage and price increase of wood I-Joists, iSPAN is an excellent alternative for many projects.

I'm pretty sure you're seeing how lumber shortages, instability of lumber futures, and skyrocketing prices are challenging builders to stay on schedule (and budget) while meeting the needs of a booming housing market.
Before COVID, the cost of ICF construction (in many markets) was in line with high-performance wood-framed construction. However, as wood and labor costs skyrocket, it's become advantageous to build with ICF because the price of ready-mix concrete has remained fairly steady, and ICF walls still go up fast.

Yet Another Use for ICF Braces
Our Plumwall ICF braces work well for all ICF construction – the feedback we get from our customers is always positive.
Recently, on one of our Cave Junction projects, our customer found another terrific feature about them – they work great as an access scaffold for installing the top plate, and placing roof trusses! The ICF walls had been built off footings, with the grade slab to be installed after the roof was on – regular rolling scaffold would have been difficult to use, and potentially dangerous on the compacted grade, so the decision was made to keep the ICF bracing in place to use during truss placement.
The footprint was approx 2800 sf, with nominal 9 ft walls, so the 10 ft strongbacks came up a few inches above the plate line. The braces had been laid out to approx. 6 ft spacing, with some extra ones at corners. It wasn’t clear if any of them would interfere with truss locations, and if they had, some minor adjustments would have been needed.
Amazingly, when the truss locations were laid out, prior to installation, there was not one conflict.
The trusses were installed using a crane boom, with a carpenter at each plate and another working the center. Approx 40 trusses needed to be installed: 18 scissor trusses, and 22 regular trusses. They were all placed in just 3 hours!!! The boom operator said he’d never seen trusses installed so quickly, or so efficiently. All around it was a great use of the ICF brace scaffold.

Well, the landscaping is in and this beautiful ICF home in Grants Pass is fully finished. Owners report being very happy with ICF considering their low utility bills and great soundproofing against the neighbors. Nice work!
Walls Up and Concrete Poured!
Walls are up and poured in no less than 12 days! And it would’ve been sooner, had the inspector not gotten lost and had to reschedule the inspection.

He’s building a custom ICF residence in Cave Junction, OR and his footings are level and ultra smooth, with hardly a blemish on ‘em. In fact, our engineer says, “They’re so smooth, you could eat your dinner on them!”

Hi Dave and Jen. We poured yesterday. Went perfectly. 116 yards in 14 trucks. Six guys and six days for stacking and steel before that. Went so fast …. Walls are laser straight and plumb and I ran vibrator most of day so I’m confident there aren’t any voids and the mix was great and consistent all day. Your takeoff was absolutely perfect by the way thank you. Just a couple of boxes left over and a small trailer of rubbish was the only waste. I got the foam also Jen.
